Realistic and Competitive Pricing is Key to Selling Your Home

Typically, the property market quietens during July and August as families opt for summer holidays over house hunting. This summer, however, the property market in the areas of Surrey and Hampshire covered by our offices in Guildford, Haslemere, and Liphook is notably defying this common seasonal lull. The trend is mirrored across the country, as confirmed in the recent figures from Rightmove’s House Price Index, which shows that property sales agreed are currently 5% higher compared to this time last year.

Why Realistic Pricing Matters

The increase in local market activity can largely be attributed to sellers adopting realistic and competitive pricing strategies. According to Rightmove, new seller asking prices are just 0.1% higher than a year ago, reflecting sellers’ keen awareness of the competitive market. This, combined with improvements in buyer affordability, driven by lower mortgage rates and wage increases which both outpace inflation, is boosting the purchasing power of potential buyers.

Distinguishing Asking Prices from Sale Prices

Rightmove primarily reports asking prices due to the timeliness of this data. Actual sale prices, obtained from the Land Registry, lag by around three months, making asking prices the most current market indicator for buyers and agents.

This month, Rightmove has reported a 1.2% decrease in average asking prices for newly listed properties. This dip coincides with the highest number of available homes on the market in a decade, prompting local sellers to price their homes more competitively from the outset to attract buyer attention rapidly.

Competitive Pricing Drives Sales

While the media often sensationalises fluctuations in asking prices, the true insight from Rightmove’s latest report is that realistic and competitively priced homes significantly increase the likelihood of successful sales. The current market dynamics underline improved buyer affordability and increased activity levels when homes are priced appropriately.

Colleen Babcock, property expert at Rightmove, observes, “We’re seeing a compelling relationship between property pricing and buyer activity levels. Consistently strong agreed sales indicate motivated buyers are active and willing to proceed when presented with accurately priced properties. Accurate pricing remains fundamental for successful property sales in this market.”

Mortgage Affordability Improving Buyer Confidence

Rightmove’s monthly mortgage tracker indicates that the current average two-year fixed mortgage rate stands at 4.53%, significantly lower than the 5.34% recorded last year. This translates into savings of nearly £150 per month on an average mortgage, markedly improving affordability for buyers.

Market predictions suggest two additional Bank Rate cuts could occur by year-end, further enhancing affordability and potentially stimulating additional market activity.

Revised Market Forecast

Midway through 2025, Rightmove has adjusted its price growth forecast from an initial +4% to +2%, reflecting the high level of seller competition limiting price increases. Nonetheless, Rightmove maintains its prediction of approximately 1.15 million property transactions for this year.
