With more than 100 years in the property business, at Clarke Gammon we have seen many of the ups and downs of the local property market over the years.

What these experiences tell us, despite the rather gloomy media speculation about house prices and what may or may not happen next year, is that people continue to have children, move jobs, trade up or down and retire, and these life events inevitably mean a home move.

Current Market Activity

The run-up to Christmas has been unseasonably busy, almost up to the last day we have had buyers viewing properties and sales being agreed.

With more new buyers than we would normally expect coming to the market, this has promoted a good number of sellers to put their homes up for sale in preparation for the busy post-Christmas market.

Boxing Day

The days between Christmas day and New Year’s day, particularly Boxing day, are typically some of the busiest days of the year for both property portals and our own website.

Last year, we experienced over 55% more website traffic than the previous year and given the activity within the local property market in the run up to Christmas, we anticipate another busy one this year.

It’s all about the Gap…

As the market slowly transitions from being a heavily biased seller’s market to being a much more balanced, less frantic market where buyers have more choice, more time to decide and even an opportunity to see a new home and be able to put their current home up for sale before it’s snapped up by someone else.

There is of course uncertainty, fueled by negative media speculation. Consequently, I’m often asked for advice on how to buy and sell well in the current market.  The key to buying and selling property in more uncertain times is to not necessarily focus on the price of the property you are selling, but to think about it in terms of the gap between what you sell for and the price you can negotiate on your onward purchase.

There are some very motivated sellers out there that understand that it’s the gap that’s important, if you can negotiate a deal that works for both you, as well as your seller and buyer without having to pay top dollar and reducing your borrowing in the process, then it’s a win for everyone.
