Stamp Duty Holiday

If you’re considering selling and want to make the most of the uplift in activity from prospective buyers following the announcement of the Stamp Duty Holiday, please consider the following:

We have less than 35 weeks of the stamp duty holiday left, the average time to sell a property, from the first day of marketing to completion, is between 16 and 25 weeks, so sellers really have only between 10 to 18 weeks to list their properties, this period includes the ‘downtime’ in December.

Mortgages applications and surveys are likely to take longer as lenders have a back log after lockdown. Therefore, it may take longer to move through the house buying process than normal.

Although 31st March 2021 seems a long way away, sellers need to consider the time scales of selling their homes and should act now.
