Buyers top 10 features when looking for a new home
Do you know what buyers are looking for when it comes to finding a new home? This kind of information is useful insight if you’re keen to achieve a fast sale for a good price. A recent survey identified 10 key features that will make your home more appealing to a potential buyer – how many does your property have?
Double glazing.Around 80% of those who responded to the survey identified double glazing as a key feature in property attractiveness. If your property doesn’t have this extra protection on windows then buyer appeal may be reduced as a result.
A strong, reliable broadband connection. For many people, access to connectivity is the most important factor when looking at a new property. Although you can’t change signal strength and availability in your area, you can provide information about broadband to potential buyers so they know what’s on available.
Central heating.82% of people felt that central heating was the most important feature in a property they were looking to buy. We have become reliant on central heating during the winter months and the expense of retro-fitting it into an existing property doesn’t appeal to many buyers today.
Secure doors and windows.Security is always going to be a big influence when it comes to property appeal. 74% of those who responded to the survey identified secure doors and windows as a priority for them when looking to purchase.
Outside space.Whether or not it’s high on your own list of priorities, a garden can be a deal breaker for a lot of people. If your home does have a garden and you’re keen to sell it’s essential to ensure that the garden is well tended and looking at its best for viewings.
Electrical sockets. For just over half of people, safe and plentiful electrical sockets are essential in a property. Small, convenience focused details like this are not to be underestimated.
The surrounding area.Local shops and amenities also have a big role to play in how appealing a property will be to a buyer – this is a key factor in whether your home seems like a great place to live.
Mobile phone signal.Just like the broadband connectivity, a good strong mobile phone signal is also a priority for many buyers today. 53% of those who responded to the survey said this would play an important part in their purchasing decision making process.
Private parking space or driveway. With parking space at a premium, especially in urban areas, it’s no surprise that this is one of the most important factors for buyers who drive.
A positive energy rating. As energy prices continue to increase and many of us look for ways to reduce our impact on the environment, buyers today are increasingly prioritising the energy efficiency of a home.
